Although pricier than asphalt shingles, metals such as steel, aluminum, copper, and zinc can all last upwards of 50 years! They also provide built-in fire protection. The primary drawback of a metal roof is the increased noise during heavy rain.
Slate has an incredibly long life span and isn’t too dissimilar in price to other roofing materials such as aluminum. With proper care, a slate roof can last for more than a century! They also have the added benefit of being fireproof, but their weakness comes from their susceptibility to cracking under intense weather such as hail.

How can you tell when
it is time for a roof replacement?
- Find out when it was built. The first indicator with any roof should be its age. If you have records of the previous roof installation and it was over 20 years ago, chances are it will be ready for a replacement soon. Of course, not all roofs will last that long; many have suffered visible damage, which may necessitate a replacement earlier than intended.
- Take a look at the shingles. When assessing your roof, we will evaluate the current state of your shingles. Has a severe weather event damaged your shingles? Has oppressive heat bubbled and cracked several of your shingles? Unkempt shingles can lead to water seeping into your roof deck through small cracks, and widespread moisture damage could leave you with no alternative but to replace the roof entirely. During our assessment, we’ll also check for the presence and spread of moss and algae, which could be an indication that you have a moisture problem.
- Don't forget to consider the roof structure! Although they are an important factor in every roof assessment, your roof isn’t defined by its shingles! You may find that the plywood deck below the shingles is damp, sagging or bowing, leaving your roof in a precarious position. This could be a result of either damaged shingles or leaking flashing.
